Design Process

We begin by meeting with the client to discuss the project’s overall scope, including specifications, possibilities, and constraints. Our expertise in building codes and zoning allows us to provide a rough assessment of what can be achieved on the site.

To initiate the process, the following documents are essential:

Client Idea Book – A collection of inspiration images from platforms like Houzz or Pinterest to help determine style preferences. The client should also create a wish list outlining specific design criteria to guide the process.
Survey & Topography – A site survey outlining land features and legal parameters.
Soil Report – Analysis of ground conditions for structural integrity.
Environmental Survey – Required for remodels, especially when dealing with asbestos in demolition.

As part of the feasibility study, we establish a preliminary budget to ensure alignment with expectations and overall financial viability.

Once all required documents are in place, we begin the design process using Computer-Aided Design and Drafting (CADD) technology. This phase includes:

Setting the Style

Establishing the exterior style alongside space planning and 3D modeling. Using the Idea Book and a “wish list,” we outline key criteria for design direction. Once the exterior style is set, we define the interior theme and begin refining details to create preliminary and final budgets.

Site Planning

Using the survey, we analyze zoning regulations and explore possibilities to present well-informed design concepts.

Space Planning

Based on the client’s wish list, we develop initial floor plan concepts to determine spatial functionality.

Specific areas of focus include:

Layout development, material selections (cabinets, countertops, plumbing, lighting), and 3D modeling for accurate representation. We ensure precise technical drawings for fabricators and installers

Comprehensive planning of lighting fixtures and electrical schematics to highlight architectural features and support smart home technology. Fully automated lighting control is used by Lutron.

Creating the 3D Model, and how it works.

A three-dimensional model is created to visualize design possibilities, zoning restrictions, and structural feasibility. Here are examples below of the shaded model we use to start and the final rendered model views with all the materials to the right. To begin, we create a shaded model that allows us to explore all possibilities and understand the geometry, working closely with the client to refine the design. Once the design is more fine-tuned and a rough budget is explored, a rendered model with materials will be used to create realistic views, helping both our design team and clients fully understand the design aspects for finalization.

Construction Documents

Now that the design concept is defined, overall planning is complete, and a rough budget has been established, the next step is to finalize the construction documents. These documents are essential for obtaining permits, finalizing budgets, finalizing contracts, and preparing for the building phase.

Our Construction Documents consist of two key components:

Fine tunning the 3D model ready to generate drawings.

3D modeling allows clients and our design team to preview realistic representations of
spaces like detailing the kitchen and bathroom plans. By using the model to generate extremely accurate drawings, we’re able to ensure a smooth and accurate building process. Here is an example of using the model to create precise drawings.

Taking the model and rotating it flat to the correct view allows the computer to generate accurate geometry that can then be detailed to create the exterior elevation.

Piercing the model with a cutting plane to split it open to generate the accurate geometry that
can be detailed to create the cross sections of the drawing. Here is an example of sheet A5 of a drawing set that shows drawing elevation and details.

This model is used to communicate to the structural engineer all required information to ensure accurate calculations for structural loads and geometry to insure build ready drawings.

When using the model to generate extremely accurate drawings shall facilitate in insuring a smooth and accurate building process.

Finalizing the Budget and Contracts

A full set of “BID SET” construction documents is distributed to all subcontractors and suppliers.
This allows for accurate bids and cost estimation for all aspects of the project.

The entire project is divided into two primary categories:
A. Fixed Costs
B. Allowances for finishes (e.g., lighting and plumbing fixtures, which may be finalized during
construction through an allowance schedule).
Each section is assigned an account code to facilitate project accounting and tracking.

Contracts between the owner and contractor are defined and generated.
Visual Impax uses AIA agreements with an addendum template that includes project specifications.
This step is completed while permits are being processed.

Once all Construction Documents are complete, they are submitted for permits for final
approval.
During this waiting period, we work closely with clients to finalize contracts, finalization of
design of finishes, material selections, and preparation for the construction process.
Once permits are approved, construction begins.

From custom staircases to built-ins and entertainment centers, we design details that integrate functionality with exceptional design.

This custom study features a steel-framed desk, fabricated and welded in a metal shop, with a wood frame and Krion solid surface from Spain, heated and molded to fit. The Murphy bed, made of Rehau from Italy, seamlessly integrates with the home’s design, ensuring a cohesive flow of fine materials and craftsmanship

The End Result
